OBJECTIVE / BACKGROUND
This mixed-use multi-family housing development in Tigard, Oregon includes two 6-story buildings organized to wrap around two levels of structured parking. The two buildings are each arranged with five floors of wood construction over a cast-in-place concrete podium (5-over-1 construction). Responding to site constraints and program requirements, the building design resulted in an exterior envelope comprised of a wide range of horizontal and vertical assemblies.
STRATEGIES & SERVICES
As part of the design team led by SERA Architects, PRC provided guidance on selection and specification of the various building envelope systems during design, including review and technical detailing of critical system transitions and terminations, and assisted SERA with system submittal reviews and responses to contractor questions during construction. This project included roofing, exterior wall weather barrier, above-grade horizontal waterproofing (for terrace decks over occupied space and open parking areas over below-grade structured parking), storm water containment waterproofing, and below-grade waterproofing systems. On-site quality assurance inspections of building envelope system applications in process were performed by PRC during construction under direct contract with Urban Resources.
OUTCOMES
PRC involvement throughout design and construction proved critical to upholding building envelope system performance standards through multiple rounds of value-engineering. Additionally, PRC oversight during construction helped overcome below-grade waterproofing challenges presented by the grade of the site and neighboring properties coupled with the installation schedule occurring in winter months.
